We require that all of your questions and complaints be emailed to info@broadnbailey.com or written and delivered by snail-mail to the landlords address. This enables our office to respond more efficiently.
In case of an EMERGENCY: Urgent problems that may arise should be addressed to Peter Nikic at 914-804-0037.
It is important to us that our residents are satisfied with their living arrangements, and for this reason, we have devised a few suggestions to keep both your residence and our investment, a profitable and satisfactory one.
Please do not litter within the building, as it is your residence and has a direct bearing upon yourself.
If there is a piece of paper, or other residue laying around, please pick it up and dispose of it properly.
All residents and visitors, please close the door after entering or leaving the building.
Please do not disturb other tenants in the building by any means, as you would not like the same done unto you.
It is eminent that we want our tenants to feel safe and secure, so in that belief, we have also devised a few safety precautions that should make our tenants feel more secure.
Lock your doors, even if your intent is to return home shortly or if you are just going down the hall. Also, please lock or secure all doors and windows when you are alone or asleep. Please do not leave messages on your door indicating that you are away or when you will return.
Do not to let strangers into the building, nor should you prop open doors, as both of these instances are invitation to thieves. If someone asks to use your phone for an emergency, offer to telephone for them instead of allowing them access to the building, or your apartment. Please do not leave keys in hiding places. Thieves will find them. Carry your keys or make sure that anyone who truly needs them has their own copy. Be aware of fire within your apartment at all times. Fire is a dangerous and detrimental factor which we would always like to avoid for this reason, please do not leave fire unattended and keep space heaters away from flammable items. Also be sure never to leave space heaters on when you are not home.
Never leave cooking unattended. Keep cooking areas clear of combustibles and wear clothes with short, rolled-up or tight-fitting sleeves when you cook. Also be sure to turn pot handles inward on the stove where you can't bump them and children can't grab them.
Please do not turn off smoke detectors within your apartment, and always make sure to have valid batteries in the smoke detector at all times. Smoke detectors have proven to save lives, and they are placed in the apartments for this reason.
Be sure to test smoke detectors, following the manufacturer's directions, and replace batteries when necessary. Also you should never "borrow" a smoke detector's battery for another use; a disabled smoke detector can't save your life. Please do not extinguish cigarettes anywhere in the building except for in the proper place, an ashtray. Also, please be aware of flammable items that are around you when you are smoking. Careless smoking is the leading cause of fire deaths in North America. Smoking in bed or when you are drowsy could be deadly.
Please do not leave children alone in the apartment unattended . It is for their safety and for the safety of everyone in the building that we ask this. Matches and lighters in a child's hand could prove to be deadly, it is for this reason that matches and lighters should be stored in a cabinet out of the reach of children.
Please have emergency numbers always posted in the case of an emergency.
- Fire.
- Police.
- Poison Control.
- Hospital.
In the event that a fire should breakout in your home, you have to get out as quickly as possible. Please prepare for a fire emergency by sitting down with your family and agreeing on an escape plan. Be sure that everyone knows at least two unobstructed exits - doors and windows - from every room. For those who live in apartments with elevators, do not include these as part of your escape plan, as they can malfunction during a fire. Decide on a meeting place outside where everyone will meet after they escape. Have your entire household practice your escape plan at least twice a year. During a fire, smoke and poisonous gases rise with the heat, thus the air is cleaner near the floor. If you encounter smoke while you are escaping from a fire, use an alternate escape route. In the unfortunate event that your clothes should catch fire, don't run. Stop where you are, drop to the ground, making sure to cover your face with your hands, and roll over and over to smother the flames.
If an electrical appliance smokes or has an unusual smell, be sure to unplug it immediately, then have it serviced before using it again. Replace any electrical cord that is cracked or frayed. And also be sure not to overload extension cords or run them under rugs.
